CeMAP® which stands for ‘Certificate in Mortgage Advice and Practice’ is the industry standard qualification held by mortgage advisors in the UK. It is the benchmark qualification in the financial services industry.

Once you have completed this course you will be a fully qualified mortgage advisor and will be able to provide mortgage advice either as self-employed or on behalf of a lender, such as a high-street bank or building society.

On this course you will learn how to:

  • Advise your clients on the house-purchase process;
  • Evaluate your clients’ finances and explain different types of mortgage product to them;
  • Provide help for customers so that they can complete mortgage applications;
  • Sell related financial products, such as buildings insurance and payment protection.

Once qualified and working within the industry, you will typically be expected to meet sales targets, deal with valuers, estate agents and mortgage lenders, and keep up-to-date with mortgage products and any changes to financial law. Other points to consider are:

  • Mortgage Advisors can earn in excess of £50,000 and receive generous salary packages.
  • With the current trends of the housing market, it’s a lucrative time to become a CeMAP® qualified mortgage advisor.
  • At present, the number of people qualified to give mortgage advice is only 25% of the actual demand for mortgage advisors, so employment prospects are very good once qualified.
  • Mortgage Advisors need to be committed, willing to learn and must thrive on dealing with new clients and people on a daily basis.

CeMAP® 3 - Assessment of Mortgage Advice Knowledge

  • You will study specimen Case Study Papers and then take 3 CeMAP® assessments.
  • Modules 1 and 2 are each assessed in a two-hour exam consisting of 100 multiple choice questions. Module three is assessed in a two hour exam, but is made up of 60 questions based on six case studies.

Course Duration

You will have 12 months to complete your course. This is more than enough time than you need as it should take approximately 80 hours of study for completion.


The CeMAP® Mortgage advisor course requires you to pass 3 examinations, which you must organise and pay for yourself. Examinations can be taken in most towns and cities throughout the UK (at Pearson Vue Examination Centres) and are computer-based, meaning you will receive your results immediately.

Each exam has a minimum pass mark of 70% per unit. A mark of 80% or higher receives a merit and a mark of 90% or over receives a distinction. Should you fail a specific unit, you only have to re-sit the specific unit rather than the whole module.

Study Method

The course is designed for study by online distance learning at home or at work. Students receive online course materials as well as technical support.


The CeMAP® level 3 qualification is accredited by the Qualifications and Curriculum Authority (QCA) and is recognised by the Financial Services Authority (FSA) as an appropriate qualification. It is the most widely recognised mortgage advisor qualification in the UK.

The qualification is required by any individual who wishes to advise customers on mortgages. CeMAP® is the benchmark qualification for the industry with over 80% of all mortgage advisors holding this specific qualification. CeMAP® meets the requirements identified by the Financial Services Skills Council (FSSC), is accredited by the Qualifications and Curriculum Authority (QCA),  Most importantly, it is recognised by the Financial Services Authority (FSA) as an appropriate qualification.

Q: What skills are needed to enrol onto this course?

You do not need any previous knowledge to enrol onto this course.

Q: Is there a time limit for completion of this course?

There is a time limit of 12 months to complete this course. This course is designed to be flexible around the demands of a busy lifestyle.

Q: Are there any additional costs?

Each exam registration costs £160 and you have to pass three exams in total to achieve your full CeMAP® qualification. You may register and make payment for each individual exam when you are ready to sit them. Further details are provided on the “Exam Booking” section of the course materials.

Q: How do I get my work assessed?

You will be given access to specimen exam papers and will be able to take mock exams for a small fee, but your work will be assessed by examination in a CeMAP® examining centre.

It is difficult for me to judge because I have no prior knowledge of the subject I am undertaking, but I like the fact I can dip in and out of the portal.
